Community Rules

Payment of community fees:

 

Owners to ensure prompt payment of community fees. Owners will always pay their community fees the first of July and the first of January.

 

The names of community debtors to be displayed on the community notice board.  Legal action to be taken by the Community against debtors in order to recover outstanding debts. The cost of legal proceedings to be met by debtors.

 

Swimming pools and other communal areas:

 

  Opening hours from 08.00 a.m. to 22.00 p.m. daily (noise levels to be kept down, particularly in the early morning, in the late   evening and in the siesta time).

 

  All users to shower before entering the community pools.

 

  Children under the age of 10 to be accompanied by an adult/ responsible person.

 

  No crockery or glassware allowed in community pool and garden areas.

 

  No large inflatable allowed in community pools except swimming aids.

 

  No bail games allowed in community pool, garden areas.

 

  No pets allowed in community pool and garden areas.

 

  No smoking in pool areas.

 

  All gates to be kept shut at all times

 

 Individual rubbish to be removed from all communal areas

 

 Barbecues allowed in community pool areas with Committee authorization.

 

 One way entrance in Estragon Street, gate no. 1,  exit gate no. 2

 

Any other rules displayed on the pool sign to be complied with.    .     .     

 

Disposal of rubbish:

 

All rubbish to be disposed of in the appropriate bins outside the gates.

 

Dogs:

 

Dogs to be kept on a lead when being exercised within the urbanization confines.  Dogs to be kept under control by their owners.

 

Fouling to be cleared up immediately by their owners.

 

Property maintenance and alterations:

 

Owners to ensure that their properties are maintained to a standard commensurate with the majority of the rest of properties within the urbanization.

 

Structural alterations can be carried out by owners provided that;

 

:  a) such alterations do not extend beyond the existing profile of the building,

 

   b) such alterations do not detract from the current  general  appearance  of the  urbanization,

 

   c)  such  works  are  carried  out  by ' a competent/ licensed tradesman,

 

   d) such works have been authorized by the Owners" Community and planning permission has been obtained from Orihuela   Costa Town Hall.

 

Satellite dishes and air-conditioning units:

 

Satellite dishes and air-con units to be sited as discreetly as possible.

 

Siesta:

 

A siesta period to be observed from 14:00 p.m. to 17.00 p.m. from Monday to Sunday inclusive.  Noise levels to be kept to a minimum during this period.

 

No electric tools or noisy DIY allowed during this period. Noise levels to be kept to a minimum between midnight and 08.00 a.m.

 

THESE RULES APPLY EQUALLY TO ALL THE OWNERS, GUESTS AND TENANTS, PERMANANT  AND TEMPORARY.

 

 

Communal areas:

 

House owners/tenants to restrict the parking of their vehicles to their own driveways in order to avoid obstacles regarding passing traffic and in order not to block entrances or exits to other properties. No vehicles other than cars or motorbikes allowed to be kept on the community streets'.

 

Any other suggestions, amendments, etc., proposed by owners in relation to  community rules & statutes should be transmitted to the committee or to the administration office so that they can be taken into consideration, voted and approved in future
